Stucco application in progress on a Cherry Hills residence

Stucco and EIFS, installed as a drainage system.

Traditional stucco and synthetic EIFS, installed, replaced and repaired for Colorado sun, hail, wind and freeze and thaw. This is the work Metro is best known for.

The work

A finish coat is the last thing that goes on, and the least important part.

What keeps water out of a stucco wall is everything underneath: the weather barrier, the lath, the flashings at every penetration, and the way the system terminates at windows, decks, roofs and grade.

When we are called out to a stucco failure, the crack is almost never the problem. The problem is a missing kickout flashing, a window without a proper flange, a deck ledger lapped the wrong way, or a system that was installed tight to grade with nowhere for water to leave.

So we open it, photograph what we find, show you, and rebuild the assembly correctly before anything gets refinished.

  • Traditional three coat stucco, new install
  • Complete stucco replacement and refinishing
  • EIFS installation, replacement and repair
  • Stucco on additions, matched into existing walls
  • Crack, delamination and impact repair
  • Moisture intrusion investigation and correction
  • Flashing and sealant integration at all penetrations
  • Colour and texture matching
  • Stucco over existing wood siding
  • Removal and replacement of poorly installed systems
A repair, start to finish

Summerset, Niwot

A moisture intrusion repair on a large Niwot residence. Open the assembly, find the actual failure, relath, and refinish so the repair disappears into the wall.

Stucco or EIFS

Which one belongs on your house?

They look similar from the street and behave completely differently in Colorado. The right answer depends on the substrate, the exposure, whether the ground under the building moves, and what is already on the wall.

We install both. That is the reason we can tell you which one you actually need.

Questions

Stucco questions we get every week

My stucco is cracking. Is that serious?

Sometimes, and often not. Hairline cracking is normal movement. What matters is where the crack is and whether water can get behind it. That is a fifteen minute look, and the estimate is free.

Can you put stucco over my wood siding?

Yes, and we do it often. One review on this site is from a Larkspur homeowner whose 52 year old wood sided house we refinished entirely in stucco.

Will the repair match?

Matching texture and colour is a real part of the job, not an afterthought. We keep colour charts on file and match on site.

Do you fix other contractors’ stucco?

A large share of our work is the removal and replacement of poorly installed systems. We will tell you honestly whether yours needs replacing or just correcting.
